    The staff were always friendly, responsive, and professional. The community is peaceful, well-maintained, and has a beautiful resort style pool that we really enjoyed. We are going to miss what was our “home” for the past 8 years. Highly recommend! Bonus, is a few minutes away from Grassy Waters! 🙂 Thanks Gabriella, Amber and staff for everything!

    I had to edit my review because of the way I was treated during the credit process. I already live in the community, and I was trying to upgrade to a 3 bedroom. Shouldn't be too much of a big deal, right? Wrong, they took all of my credit information, bank information, pay stubs, and background. Then I was denied solely on credit, mind you my payment to the community and my time living there, etc. was never factored in. If you were going to only use credit to determine if I could move into a 3 bedroom, why not say that? It's still a good place to live, but that move definitely put a sour taste in my mouth. I recommend weighing your options for a community that gives you an option of a deposit which they currently have of mine but the new system that they have in place is a direct no for me especially in this day and age where options are vast. The women in the office are still great, but the approval process and the company they use for this process is severely flawed.

    I have lived here at Ibis since 10/2020 and unfortunately this neighborhood has gone downhill, fast. I do not anticipate I will be renewing my lease. Positives: Quiet, Safe and Conveniently located next to Publix Shopping Plaza. Property Manager, Gabi, and bookkeeper Amber, are very kind, respectful, and responsive. I’ve known them both since I moved here. I do not think they are the issue, but it is more the upper/owners. Whoever owns ‘Olen Living’. The rude, condescending person that some of the reviews speak of, Morna, does not seem to be working here anymore (Thank Goodness) Negatives: The upkeep of the property is poor. There’s trash everywhere, hallways are absolutely filthy, and the amount of dog feces is absolutely disgusting. They only have two maintenance people here and they do the best they can. 1. There is no breed restriction here. People have massive dogs, multiple, and do not clean up after their dog waste. There are many bag stations. We get friendly reminders every so often to please clean up after our dogs, but hardly anyone follows it. I literally watch people walk their dogs with no bag in hand, have them poop and just walk away. I do not even feel comfortable having my daughter play outside because of the amount of dog feces that you see. 2. During the Spring/Summer months the pool is often not working. The chlorine and pH levels are always wrong. At times it is to the point my swim instructor refuses to utilize the pool for lessons. It was shut down by the Department of Health at one point. Prior to them closing the pool I reported issues multiple times. 3. The landscaping company that they hired does a poor job. They are supposed to blow out the hallways and all they do is blow dirt in front of your door instead. I have to sweep every time they leave. 4. This is supposed to be a “gated community” and the gate hasn’t worked for more than a week since a I’ve been here. Every so often we get notices the gate will be closed, make sure our phone numbers are registered, and it never closes. Anyone can just drive on in. 5. Gym equipment is outdated and a lot of the equipment does not work. Everything in there needs to be upgraded. They invested money into building a new tennis court but it could’ve went to the gym. 6. At times the dumpster/Garbage Compactor isn’t working so we pretty much have to throw the trash in a huge bin that overflows, smells, and brings raccoons and rats. Sometimes it can be like that for over a week.

    Ive lived here for a month now and love it! Teresa in the office has helped me from the beginning and is super helpful/kind. When I arrived, the place was clean and tidy. Love having Publix and Dunkin Donuts within walking distance. Neighbors are friendly as well and the place feels safe. As for the apartment features, love the extra large tubs, large windows, backsplash, remote control fans, and screened-in porch. There’s plenty of storage space in the 1/1 unit with multiple closets and laundry space. Maintenance is quick to respond and friendly. They fixed my washer lock upon arrival in a quickly and timely manner. Overall, happy to call Ibis Reserve my home!

    Ibis used to be good. After years, I do not plan to renew. Quality has gone down and no management at all. No enforcement except basic emails. My hallway is dirty, filthy, and disgusting. Needs a good cleaning. Curbs are black. Terribly overgrown. Cars in street and fire lane. No enforcement. Dogs run loose. Poop everywhere. I no longer feel safe here. Gate fixed after a year and still broken. So much wrong with this place at the price. Look elsewhere.
