Surrounded by beautifully tended gardens, the hotel features an impressive holistic wellness spa centre “ANAVIOSI by Hippocrates Holistic Wellness Spa” as well as, multiple choice of restaurants, coffee shops and bars and an extensive range of excellent sport, leisure and entertainment facilities.
Situated just 3km from Kos town and 25km from Kos International Airport, with bus stop and cycling paths directly in front of the hotel, it is the ideal place to relax and a great starting point for magnificent island explorations.
The hotel features 709 spaciously designed units of standard rooms, family apartments, junior suites, maisonettes, executive suites and presidential suites located amidst wonderful gardens with large balconies or terraces ideal for relaxation. All rooms have a superb view either to the sea, the gardens or the swimming pools.

23.08.2025We thoroughly enjoyed our time here, even though the hotel's standards did not quite align with a four-star rating. Upon our late-night arrival, my family and I were met by a receptionist whose demeanor was somewhat less than welcoming, but thankfully, things improved from there. We were transported to our room by car. The room itself showed its age, and the bathroom was even older. We did encounter ants in the bathroom. The room lacked proper cups for coffee or tea, offering only disposable ones. Fresh towels were provided only once during our seven-day stay, and we had to request them. The bed linens were not changed, and the rooms were not cleaned beyond the removal of trash. The pool area was not too bad, though there was a considerable amount of litter, which appeared to be the result of guests not cleaning up after themselves. Securing a sunbed by the pool proved to be quite challenging. However, the food was delightful, with a wide variety of options.

02.06.2025I stayed at this hotel for a week with my three children, and we absolutely loved everything about our stay! From the very beginning, the staff was incredibly attentive – upon our first request, we were moved to a more comfortable room without any hassle. The hotel manager was exceptionally welcoming and friendly, and truly made our stay unforgettable by surprising us with thoughtful little gifts. A bottle of wine waiting in our room was such a lovely and classy surprise. I truly enjoyed spending my evenings on the balcony, sipping wine under the stars, surrounded by palm trees – it was simply magical. The animation team was fantastic! We especially loved the dancing and evening shows – they were fun, heartfelt, and brought so much joy to both kids and adults. The food was delicious and varied, and I was really impressed by how quickly the staff cleaned up and brought out fresh dishes, despite the large number of guests. The whole team did an amazing job! We left feeling very happy and grateful, and my children are already dreaming of coming back. Thank you so much for a wonderful vacation!

25.08.2025ZERO Stars – Unsafe, Unclean, and Uncaring – Avoid at All Costs Our stay at Kipriotis Village Resort in Kos was a complete disaster from the moment we arrived. We’ve been here for 3 hours and are currently on the 25/08/2025 awaiting alternative accommodation. After a long journey from the UK, our family of five including two children aged 8 & 11 and a heavily pregnant adult arrived at 1:30am expecting basic hospitality. Instead, we were met with none. We were told a security guard would escort us to our room, but no one showed up. We were left to drag three heavy suitcases and five pieces of hand luggage through the resort in the dark completely alone & unaware of where to go. The receptionist was rude, dismissive, and completely unhelpful. No manager was on site to escalate our complaint, and there was no phone in the room to call reception with our complaints. When we finally found the room, we were horrified. Only one double bed and two singles for five people, clearly not enough for three adults and two children. We were told our 8-year-old should sleep on a hard sofa. Not a sofa bed. Which had no sheets, no pillows, no blanket. Our adult son was left with nowhere to sleep so we all slept in the reception area. (The chairs in reception were softer than the board beds provided in the family room. Completely unacceptable. Worse still, the room was filthy. There was food on the floor, a visible ant infestation, and overall poor hygiene. For a resort advertised as family friendly, this was disgraceful. This is not just a bad experience, it’s dangerous and deeply stressful. Do not stay here if you care about basic safety, cleanliness, or human decency. We are currently 04:50am 25/08/2025 looking for alternative accommodation so that we can hopefully enjoy our 2025 family summer vacation. Avoid this hotel at all costs!!!

30.08.2025Good value hotel but certain parts need could do with improvement don't expect much in terms of service. On the face of it the hotel looks very smart. Check in was fast & simple in our experience. Our room was clean and tidy, with good size balcony. We had no issues with Ants in our room our room was cleaned every morning unlike some of the reviews claimed The holiday village layout was great. The main pool is big with plenty of space. The kids/activity pools & slides was great both very well maintained. The food good enough something for everyone we had 2 fussy eaters & managed. The Gyros at the main pool was great and easy to grab. The table clearing service was slow and we often had to ask for cutlery It depends which member of staff some very very rude staff when asked for cutlery one laughed at us and walked off. Sun beds are a little short need to be up early to reserve or you simply will not get any We went with open minds. We noted some of the reviews & took a chance finding at a lot of the negative reviews were not actually accurate in our opinion. We paid a price we were happy with. Bus service into Kos was a little hit or miss on times we found booking a taxi at the hotel reception was cheaper & reliable at €10 Would we recommend, yes but don’t expect 4* as rated the village is great for kids. I would expect a consistent standard of service from the dining team. It wouldn't take much to make this hotel much much better. Don't expect 4 star quality and you probably won't be disappointed it served us for what we wanted. To get some sun, play in the sea, and the pool, and be fed and watered as a family.

04.08.2025From the moment we arrived at Kipriotis Village Resort, we felt truly looked after. Every single team at the resort went above and beyond to make our honeymoon and first family holiday together unforgettable. The Guest Relations team deserve a special mention — they made such heartfelt efforts to ensure our stay was memorable. We were delighted to be upgraded to a beautiful villa, complete with a complimentary bottle of wine waiting for us. They even arranged for us to dine at their 5★ restaurant and visit Aqualand at no extra cost — both incredible experiences that we’ll never forget. As parents of a child with allergies, we were blown away by the care and attention given to ensure her safety and comfort. The head chef himself personally walked us through every meal, explaining how each dish was prepared and pointing out exactly what was safe for her to enjoy. This level of care gave us such peace of mind and made dining a pleasure every day. The resort itself is stunning — a perfect mix of relaxation, activities, and family-friendly fun. The staff’s warmth, professionalism, and genuine hospitality made us feel special from start to finish. We left with beautiful memories, big smiles, and a promise to ourselves that we will return. If you’re considering a stay at Kipriotis Village, don’t hesitate — it’s truly a place where guests are treated like family. Thank you Kipriotis Village for making our trip magical! 💛
